Using Boost e-wallet to trade gold with HelloGold app

HelloGold is a Shahriah-compliant online platform to make it easy for us to buy, sell and/or transfer 99.99% (24 Karat 999) pure gold.

Account opening and all transactions can be performed in the HelloGold mobile app, available for free download in Google Play Store and Apple App Store.

You can check for its gold trading price from the app's opening screen, even without the need to login to the system. The price is updated every few seconds.

HelloGold separates gold price from trading and administrative charges. So, there is only a single reported trading price for both buy and sell, without any spread between them.


You can login the system by either using password or Touch ID fingerprint.



It has a very straight forwards menu, which is self-explanatory.

It used to have an Add Cash option, but that option was recently taken out from the menu.


The gold that you purchased is claimed to be kept in a vault in Singapore. For each single day the gold is kept by HelloGold, they will charge you a fee on daily basis, and the fee is deducted from the quantity of your gold held with them.

You can opt to redeem physical gold that you have purchased, which needs to be in whole gram of PAMP Suisse gold bar. However, redemption will take some times, and it will incur charges from administration, shipping and insurance services, which added up together will not be a cheap amount.

To buy gold, you can make payment by using your cash balance (the cash proceed from previous gold selling), FPX online banking, or Boost e-wallet.

The advantage of using Boost is that it has zero processing fee (compared with RM1.20 processing fee per FPX transaction). In addition, this Boost payment will be entitled for Boost shake for coins, and occasionally there will be joint promotional campaign between HelloGold and Boost for additional cash rewards or benefits.


After selling your gold, you can withdraw the cash by online transfer to your bank account at no cost.

The cost involved in trading gold in HelloGold including:
  • Buy fee (weekday): 0.79% of buying cost
  • Buy fee (weekend): 2.79% of buying cost
  • Sell fee (weekday): 2.00% of selling price
  • Sell fee (weekend): 4.00% of selling price
  • Keeping cost: 0.0055% of your gold deducted per day (equivalent to 2% per year)
The keeping cost is a major drawback with HelloGold. The longer you keep your gold in the system, the lesser your gold will become, as every single day, a little bit of your gold will be deducted to pay for the keeping cost. If you keep for a long time, lets say 5 years, then you will lost 10% of your gold by paying the keeping cost. As such, HelloGold is OK for short term and mid term trading, but will be harmful to your gold keeping for long term due to the cost involved.

If you have already opened a HelloGold account, either new or old, you can go to the Rewards page, choose Enter code, key in FOON5YPH and apply.

You will get a cash reward of RM5 the next time you buy gold worth RM50 and above in HelloGold.


Note that the rewards code can only be used one time per account.

Starting from 15 January 2020 until 14 March 2020, there is a promotional campaign whereby you can get RM10 cashback from Boost and also another RM10 cashback from HelloGold if you buy RM200 and above worth of gold in HelloGold and paid using Boost and keep the gold for 30 days without selling it out.

Assuming you buy RM200 gold with this method, you will get RM20 which is an immediate 10% return, on top of a Boost shake reward.


Note that you are only eligible to buy gold with this campaign for up to 2 times only. So, for the 2nd time of buying RM200 or more gold, you will get another round of cashback.

Using Boost e-wallet to invest in Opus unit trust funds with 0% sales charge

Opus Asset Management has a track record of more than 14 years in fund management industry, and is specialized in fixed income investment.

They used to offer wholesale funds for the sophisticated investors (i.e. rich people) with minimum investment starting from RM50,000.

Recently, they have launched 3 unit trust funds targeted for ordinary investors with minimum investment starting from a much lower RM1,000.

The 3 unit trust funds are:

  • Opus Income Plus Fund (IPF) which is a kind of bond fund seeks to achieve higher returns than Maybank 12-month fixed deposit rate over the medium to long term, while preserving capital and providing an opportunity for income.
  • Opus Money Plus Fund (MPF) which is a kind of money market fund seeks to achieve higher returns than 1-month fixed deposit rate and to provide liquidity while preserving capital.
  • Opus Shariah Income Plus Fund (SIPF) which is a kind of sukuk fund seeks to achieve higher returns than Maybank 12-month Islamic fixed deposit rate over the medium to long term, while preserving capital and providing an opportunity for income.
As you can sense from the description above, all these 3 unit trust funds are pretty conservative, emphasizing more on capital preservation, at the same time trying to beat the fixed deposit rate.

Therefore, they can be used as alternative to fixed deposit savings. They have the following advantages over fixed deposit:
  • You can withdraw your invested money either partially or in whole at any time, without those restrictions as imposed to fixed deposit.
  • You can potentially earn a higher return than fixed deposit rate. In fact, the MPF is pretty safe with minimum chance of losing money, at the same time able to produce slightly better return than fixed deposit.

On top of that, if you invest directly through their website called Opus Touch (URL: https://touch.opusasset.com/), you can enjoy 0% sales charge and 0% repurchase charge, which means that 100% of your money will be utilized to buy the fund, and none will be gone as sales commission.

The self-service Opus Touch website is pretty straight forwards to use. It can be accessed either from the web browser of your handphone, tablet or computer. It works flawlessly with Google Chrome.

 
It seems like Opus Touch does not have a mobile app yet, and can only be accessed with web browser. Hopefully in the near future, they can come out with Opus Touch mobile apps for easier use from handphone.

You can open your master account there with an initial investment in IPF of at least RM1,000. Once your master account is successfully opened, you can invest in any of the 3 available funds there.

You can also perform up to 4 times of fund switching per year for free, after that there will be a charge of RM25 per switching of fund.

Note that there are annual management fee and annual trustee fee, accrued on a daily basis. Their rate is pretty low compared with other unit trust funds in the market:
  • IPF: mgmt. fee <= 0.85%, trustee fee <= 0.025% or min RM12k
  • MPF: mgmt. fee <= 0.35%, trustee fee <= 0.025% or min RM12k
  • SIPF: mgmt. fee <= 0.85%, trustee fee <= 0.025% or min RM12k
As such, the total fees per annum is less than 1% for all of the 3 funds above.

One of the thing I like about Opus Touch is that you can invest by using either Boost e-wallet or FPX (bank transfer).


By investing with Boost, you can also enjoy Boost rewards such as the shake rewards, mission rewards, etc.

In addition, if you run Boost from ShopBack app, you can also earn some ShopBack cashback.

Instruction manual for Xiaomi Redme AirDots TWSEJ04LS true wireless earbuds

The Xiaomi Redme AirDots TWSEJ04LS true wireless earbuds looks very identical to its cousin Xiami Mi AirDots Basic TWSEJ02LM.

The key different between them is that Xiaomi Redme AirDots has a large physical button on each of the earpieces, while the Xiami Mi AirDots Basic is using touch sensitive surface instead of physical buttons on its earpieces.

The Xiaomi Redme AirDots TWSEJ04LS features a 7.2mm dynamic driver, Bluetooth 5.0 support, and IPX4 rated waterproofing.


Despite selling at a very affordable price, its sound quality is pretty much satisfactory. It is able to produce strong punching bass, energetic treble, and lively vocal.

Before using the product after unboxing, remember to remove all the plastic films and stickers on the earpieces. The plastic films are isolating the earpieces from getting power charge, and need to be completely removed to ensure you can re-charge their built-in battery properly.

The casing itself is also a charging dock for the earpieces. You can find a USB port at its outer surface for charging purpose.

To re-charge the earpieces, put them in place inside the casing, close the cap, then connect the casing to a USB charging source.

When charging, you can observe a dim LED light in front of the casing. The LED is red when charging, and turns into white when fully charged. The white light will automatically turn off itself after 1 minute.


Using the earbuds:

To use the earpiece,  press its button for 1 second to turn it on (white LED on the earpiece will light up).

To turn off the earpiece, press its button for 5 seconds (red LED will light up for a while).

Use your handphone's Bluetooth function to search for Redmi AirDots_R to do pairing. No pairing password is needed.

You can use the earpiece either in left ear only, or in right ear only, or in both ears. When both are used, you can get stereo sound effect. If only one of them is used, it will be running on mono mode.


Resetting the earbuds:

If you find anything not functioning well, you can try resolve the problem by resetting the earbuds.

First of all, take out both the earbuds from the casing, and then proceed to turn them off.

After that, press the earbuds button for 15 seconds respectively. When you see the earbud's LED is alternating between red and white, put it back into the casing. It will then be reset and all previous settings will be restored to factory default.

You will need to redo the Bluetooth pairing with your handphone before it can be used again.


Features and functions:
When there is incoming phone call:
  • Press the earbud's button once to answer the call
  • Long press the button for 1 second to reject the call
  • Double press to toggle between mute and voice
  • When in a call, press the button once to hang up the call
When there is another call coming in while you are already on a phone call:
  • Press the button once to answer the other call, and put the first call on hold
  • Long press to reject the second call
  • Double press to switch between the 2 calls
To listen to music played from your handphone, when not in any call:
  • Press the button once to listen to music with the phone's default music player
  • Press again to pause the music

To call up the handphone's virtual assistant, when not in any call:
  • Double press the button to call up virtual assistant (Siri, Google Voice Assistant, Xiaomi XiaoAi, ...). After that, you can issue command to your phone by talking to the virtual assistant. For example, you can ask it to open up Google Maps and guide you to a destination. You can use the earbuds to listen to the turn-by-turn driving instruction with voice navigation.

U Mobile GoPayz e-wallet with virtual and/or physical prepaid cards

GoPayz is a challenger e-wallet operated by U Mobile Services. It is a second e-wallet in Malaysia after AirAsia BigPay that issues physical prepaid card to its users. It is the third of its kind in Malaysia that issues virtual prepaid card, after BigPay (Mastercard) and Boost (UnionPay).

In fact, GoPayz has gone one step ahead of BigPay, which only issue virtual and physical prepaid Mastercard to their users. GoPayz accounts by default have 3 virtual prepaid cards, namely UnionPay, Mastercard and Visa.

On top of that, its users have the option to also carry physical prepaid card(s) with a one time card issuance fee of RM16 per card. There is no annual fee nor yearly SST to keep the GoPayz physical card.


Unlike BigPay which  has a large stored-value capacity of up to RM10,000, this GoPayz e-wallet only has a capacity of RM5,000 for its Premium Wallet Accounts (RM200 for Basic Wallet Accounts). The capacity limit is shared among all the UnionPay, Mastercard and Visa prepaid cards.

With a physical card on hand, you can use GoPayz to pay to merchants that accept UnionPay/Mastercard/Visa at their outlets. Another advantage is that you can withdraw cash from your e-wallet at local banks ATM machine, with a very low cash withdrawal fee of RM1.00 only. You can also withdraw from overseas ATM machine, with the cash withdrawal fee of RM10.00. This rate is in fact cheaper than rival BigPay Mastercard.

Beside being yet another e-wallet just like the others in the market, GoPayz seems to have ambition to disrupt the traditional financial services, including the insurance market, unit trust market, and even foreign currency exchange market.


GoPayz introduces self-service financial services for its users to buy insurance and/or unit trust at a very affordable rate, by eliminating the agent commission and reducing the administrative expenses involved. It works together with licensed life insurance company Sun Life, general insurance company Chubb, and online unit trust company FundSupermart Malaysia to come out with its financial services products.

Should their self-service financial services business model be successful, it will affect the insurance agents and unit trust agents who make their living through sales commission. We can foresee that the sales commission rate might be significantly reduced in order to compete with market disruptors such as GoPayz financial services.

KERUI biometric fingerprint padlock

Traditional padlocks typically work by unlocking using a matching key or password.

The drawbacks of a key padlock including:

  • It is inconvenient to have to carry the key along with you.
  • If you forgot to bring the key, or your key is lost, then you will have trouble unlocking the padlock.
  • If your key is broken, you will also have trouble unlocking the padlock.
  • The key can be easily duplicated.
  • The padlock can be prey open without using the key.
  • It takes quite some effort and time to unlock the padlock.
The drawbacks of a password padlock including:
  • Password can be forgotten, especially when long time not using.
  • It takes quite some effort and time to unlock the padlock.
Now, with a cost of less than RM50, you can actually get a biometric fingerprint padlock from online shop.


The biometric fingerprint padlock just looks like other ordinary padlocks. The different parts are that it has a fingerprint scanner on it, it operates with a rechargeable Li-ion battery inside, and it has a micro-USB charging port.


The padlock also has a small triple-colour LED indicator light. When the battery level is low, the light will be flashing in red. When the battery level is extremely low, it will also produce beeping sound to provide alert for recharging need.


When charging, the LED light stays in red. When recharging is completed, the light will turn off by itself.

The padlock has a standby time of at least a few months before the need of recharging again. It can go through up to 9,000 times of unlock cycle for a full charge.

This padlock can register up to 10 fingerprints. 2 of them will be "administrator" fingerprint which can be used to initiate registering of new fingerprints and also to delete stored fingerprints. The other 8 normal fingerprints can only be used to unlock the padlock.

For new lock without any stored fingerprint, it can be unlocked with any human fingerprint. Once registered with one or more fingerprints, only the registered fingerprint(s) can be used to unlock it.

One thing I like about this padlock is its super fast unlocking speed of less than a second with matching fingerprint.


By using this biometric fingerprint padlock, I no longer need to carry padlock key or remember padlock password. It is really very convenient and easy to use.

Can you park at reserved roadside parking bay after business hours?

Vacant roadside parking is very difficult to be found nowadays. Sometimes when you are able to find a vacant one, the parking bay is marked in red paint instead of yellow or white, indicating that it is a rented as reserved parking space by the city council to possibly the shop right in front of the bay.


If you arrived there after business hours (early in the morning or late at night), or during weekends or public holidays, you might wonder can you park your car at that "reserved" parking bay as legally allowed by the city council?

The answer is YES because the reserved parking bays are rented during specific working hours only, and is free for any car parking outside the rental hours.

The reserved parking time slot of those parking bays marked in red paint is usually following the same time slot which the city council is collecting parking fee for the other roadside parking bays.

For Kuala Lumpur City Hall (DBKL), the reserved time is from 7.30am to 6.00pm, Monday to Saturday, except public holidays.

For Petaling Jaya City Council (MBPJ), the reserved time is from 8.00am to 6.30pm, Monday to Friday, except public holidays.

For Subang Jaya City Council (MBSJ), the reserved time is from 8.00am to 10.00pm, Monday to Friday, except public holidays. However, MBSJ is also renting out a kind of reserved parking at higher rental price, which include reserved time during weekends and public holidays.

Normally, when you see the shop in front of the reserved parking bay is closed, and the time is outside the reserved hours, it is safe for you to park at that parking lot.

Anybody who illegally blocking a public parking bay, including those "reserved" parking bays outside their rental hours, is an act against the law and can be fined for penalty by the city council.

Anyhow, if there is any argument, normal citizens should not take the law into your own hands, and should report the case to the city council instead.

A family day trip to Pulau Ketam (Island of Crabs), Selangor

Pulau Ketam is an island located near to Port Klang, one of the busiest container ports in the world.

There are 2 Chinese villages on Pulau Ketam :- the main Pulau Ketam village and a smaller Sungai Lima village. Although both the villages are quite near to each other, there is currently no road access between them. They are connected with water traffic.

Pulau Ketam is accessible by cruises or speed boats available daily at the South Port Passenger Terminal (Terminal Penumpang South Port) of Klang. It is within walking distance from Port Klang KTM station.

There is a huge golden crab sculpture at the South Port, a good photo-shooting location.


Hourly traffic is available from 9am to 6pm. Tickets are available for to-and-fro or single trip, and the price is pretty affordable. The price of cruises ticket is slightly more expensive than speed boats, selling at RM18 for adults and RM10 for children for to-and-fro trip by Alibaba Pulau Ketam Cruises Services Sdn Bhd.


While the travelling time of speed boats is slightly faster, the cruises are more relaxing with air-cond, large screen TV, comfortable seats, and roofed open air upper deck. It takes about 40 minutes for the cruise to travel between South Port and Pulau Ketam.


The infrastructure in Pulau Ketam main village is pretty well established. It has a nice jetty, free public toilet near the jetty, police station, fire brigade, surau, etc. There is a "pork free" restaurant called Restoran Po Seng next to the surau on the island.


As you can see from the photo above, there are telco towers on the island. You need not worry about getting phone signal and mobile data there.

The village is built on top of a swampy area. All the houses in the village are stilt houses. Even the roads are built on top of the land. This forms a unique scene in Pulau Ketam.


AS its name suggested, you can find plenty of crabs in this island. The crab species in the village is of small size, colourful (blue, orange, red, yellow, ...), and only has one plier. The villagers say edible crabs are located at the other side of the islands, some distance away from the village.


The village is not too large, most of the places are within 1km radius from the main street located near the jetty. Everywhere are within walking distance. The villagers also travel by electric bicycles and bikes on the island. The electric vehicles are available for rent to tourists too.

Quite a number of villagers have converted their house into homestay for tourists who come and visit the island. There are also a few hotels with room rate of around RM100 per night. Anyhow, Pulau Ketam is still a fishermen village, and you can find fishing boats cruising around.


Pulau Ketam is a nice relaxing place for sight seeing and listening to stories about the village from the villagers there.

There are quite a number of wall paintings for photo shooting.


And the village has quite a number of Chinese temples too.


While a day trip is sufficient to explore the village, and one night stay at one of the homestay on the island will bring a more amazing experience.

Which e-wallet is better to claim your RM30 e-Tunai Rakyat? (Boost, GrabPay, TnG)

As you might have aware, the Malaysian government is giving off RM30 digital incentive to eligible Malaysians to encourage e-wallet usage.

The 3 selected e-wallets to participate in this initiative are: Boost, GrabPay and TnG eWallet.


In order to be eligible to claim this RM30 from your e-wallet, you need to be:
  • Have a valid MyKad as a Malaysian citizen.
  • Aged 18 years and above as of 31 December 2020.
  • Have a combined personal income of less than RM100,000 as declared to LHDN in assessment year 2018. If you did not file your income tax for assessment year 2018 due to having zero or low income, such as students, retirees, etc., you have chance to get this RM30 e-Tunai Rakyat too.
To claim for this RM30 e-Tunai Rakyat, you need:
  • To be an e-wallet user of at least one of Boost, GrabPay or TnG eWallet.
  • To have your e-wallet user identity fully verified by going through MyKad and face validation. 
As a reminder, your children, parents, and grandparents might be eligible to claim for this RM30 e-Tunai Rakyat. If they have not registered as e-wallet user yet, you might want to get them ready by registering them as an e-wallet user, and complete their Know-Your-Customer (KYC) verification process as soon as possible.

The RM30 e-Tunai Rakyat can be claimed from one of the three participating e-wallets from 15 January 2020 onwards. It must be used latest by the expiry date of 14 March 2020.

If you have a car and have been using Touch n Go to pay for tolls, TnG eWallet will be a good choice for you to claim the RM30 e-Tunai Rakyat. Nowadays, you can also use TnG eWallet to pay for supported municipal council's road parking. You can also use this e-wallet to pay prepaid and/or postpaid mobile service. Of course, this e-wallet can also be used in supported online and physical shops.

If you don't have a car and/or always use Grab Car and/or Grab Food services, then GrabPay will be your good choice to perform the claiming. This e-wallet can also be used in supported online and physical shops as well.

Boost is a good choice to pay bills, to save money in SSPN account, to buy gold from Hello Gold platform, etc. It can also be used to pay for supported parking, both street parking and also gated parking. It is also well accepted in online and physical shops.

Note that if you buy online using your mobile phone, you can earn Shopback cashback by accessing TnG ewallet or Boost through Shopback app. Grab used to have cooperation with Shopback for cashback on user's spending, but unfortunately now you can no longer earn Shopback cashback from Grab.

You can reload (a.k.a. top-up) your digital money in Boost, GrabPay and TnG eWallet using credit card, debit card and online bank transfer. A better way is to reload them using BigPay Mastercard, so that you can earn Big Points as well.

Cooking hob type comparison: gas vs ceramic vs induction

Currently there are 3 major types of cooking hob available in the market.

The traditional cooking gas type has been around for a long time, and perhaps is the most commonly used type.

On the other hand, there are 2 types of electrical hob, one type works using radiation under ceramic top, and another is the induction type. The heating source of the ceramic hob can be of cooker ring elements, halogen lamp, or some other materials.

The table below compares the characteristics, pros and cons among the gas hob, ceramic hob and induction hob (click on the image to enlarge it).



There is little doubt that the electrical hobs are better than the traditional gas hob, especially in terms of safety.

While the induction hob seems to be a better choice than the ceramic hob, its limitation in cookware compatibility is a major set back.

Luckily nowadays there exist 2-in-1 cooker hobs that contain both ceramic burner and induction burner on same piece of hob for you to get the best of both.

Another major consideration when buying a hob is the material used for its glass surface, as poor material is easier to get scratched, cracked or broken. Brand names such as Eurokera, Schott, NEG, etc. could give you some confidence on the ceramic glass material quality.


Malaysia year 2020 national and state public holidays

The official 2020 national and state public holidays in Malaysia has been announced by Cabinet, Constitution and Inter-Government Relation Division (BKPP), Prime Minister Department.

There are 14 days of national holiday (12 national holidays, whereby Chinese New Year and Hari Raya Puasa have 2 days of holiday respectively, and all the rest are 1 day).

3 of them fall on Friday, 4 fall on Saturday, 2 fall on Sunday, and 2 fall on Monday. Most of the states will have around 4 state holidays in addition to the national holidays.

Chinese New Year falls on weekend Saturday and Sunday (25th and 26th January 2020). As such, Monday 27th January 2020 will also be a holiday.

Hari Raya Puasa falls on Sunday and Monday (24th and 25th May 2020).  As such, Tuesday 26th May 2020 will also be a holiday.

Unfortunately, Deepavali falls on Saturday (14th November 2020), which is already a weekend off day for many people.

Upgrade Huawei Mate 20 series from EMUI 9.1 (Android Pie) to EMUI 10 (Android 10)

Huawei has already released the new EMUI 10 firmware with Android 10 to its Mate 20 series smartphones by now.

However, you might not be able to find it under the normal Settings > System & updates > Software update section of EMUI 9.1.

You will need to ensure your Huawei Mate 20 series handphone has been updated to the latest version of EMUI 9.1 (Android Pie). Then, you can proceed to search for EMUI 10 by using the HiCare app and perform the firmware upgrade from EMUI 9.1 to EMUI 10.




After you have open the HiCare app in your phone, make sure it has the latest version first. Go to Me > Settings > Check for updates. Your HiCare version should be 10.0.5.341 or above.

Then, go to Services > Update > Check for updates. You should be able to find EMUI 10 and perform the upgrade there.

Using professional home inspection service to check property defects

Home inspection is part of the essential process right after receiving vacant possession of brand new home from the property developer. Normally it is conducted by the buyer (new owner) of the property, and there is a 24 months defects liability period whereby the buyer can report any defect found in the property to the developer, and the developer has the obligation to rectify and fix the defects reported by the buyer.

There is another common scenario of home inspection. When the buyer is going to buy a pre-owned property, he can request to perform a home inspection to the property on sale, and get the seller to fix the defects found before signing the sales and purchase agreement (S&P) with the seller. This is because pre-owned property is normally sold as-is, without the 24 months warranty period as in the case of new property. It is imperative for the buyer to ensure the property is in good condition before signing the S&P with the seller. After the property is sold, the buyer will need to use his own money to fix for any problem with the property.

While home inspection can be performed by ourselves, it also worth to consider using professional home inspection service from a company that provide such service, because they have the knowledge, experience, skillset and related tools to perform detail home inspection. In addition, a complete home inspection can take several hours to finish checking, and another several hours to prepare the property defects report. Home inspection service charge is normally within 3-digit RM, depends on the size and type of the property to be checked.

The Construction Industry Development Board Malaysia (CIDB) has already established a guideline called the Quality Assessment System in Construction (QLASSIC), which is a system or method to measure and evaluate the workmanship quality of a building construction work based on Construction Industry Standard (CIS 7). When engaging with a home inspection service provider, you might want to ask if their service is conformance to QLASSIC standard or equivalent.

After confirmation to engage for home inspection service, the buyer will need to set an appointment with the service provider to visit the property to perform the inspection, which will usually take a half day.

The home inspection specialist will then visit the property with all the required tools, including camera (or handphone with camera), torchlight, magnifying glass, ruler, spirit level, stickers, electrical outlet tester, etc.



The scope of home inspection encompasses checking on house components and fitting of:
  • Architectural: floor, wall, ceiling, door, window, stairs, drain, furniture, etc.
  • Mechanical and electrical: lights, power, switch, socket, plumbing, sanitary fittings, etc.
  • Specification compliance: area size measurement, fitting quantity, material used, etc.
  • Water leakage testing in toilet, bathroom, balcony, basin, sink, etc.
Stickers will be used to mark down any detected defect point, and photo will be taken for documentation.


After the checking, a home inspection report will be compiled and delivered to the buyer.

The report will normally contain:

i) a summary of inspection result:


ii) a floor plan marking the defect areas:

iii) description of the defects with photo taken:



The home inspection report can easily go between 50 to 200 pages for normal home, depends on the amount of defects found.

Online converting service apartment commercial electricity tariff to residential with myTNB portal

If you live in a service apartment which sit on a piece of commercial land title, you might be paying higher electricity bill every month if your electricity usage is charged based on commercial tariff.

You can file an application with Tenaga Nasional (TNB) to request to change your commercial tariff to the cheaper residential tariff, either by visiting to TNB branch in your area and submit the paper form, or submit the online form in myTNB portal anytime anywhere.

Either way, your application will be processed pretty soon. Normally, your tariff will be changed to residential rate during the next business day after online submission.

You can click here to access to myTNB portal. If you haven't created an account in myTNB, you will need to register for one before you can login.


After login, go to the Apply menu, and select the option "I want to do something else".


Then, select "I want to find out more about other services".


After that, select "Change My Tariff".


There are 4 steps to fill in the online form. Make sure you select "Domestic" as premise type, and select the correct residential type.

At the end of the process, you are required to submit a scanned copy of your MyKad. The name on the MyKad should be the same with the name printed on your electricity bill.

If you confirm to submit the application, you will be charged for RM10 stamp duty, which will be reflected in your upcoming electricity bill.

Upon successful submission, you will receive an email like below.



However, there seems to be no further notification on successful tariff change. You can login to myTNB after 24 hours later to check if your electricity tariff has been changed to residential rate or not.

If you don't apply for the conversion to residential rate, you might end up being charged double or more in your bill for same amount of electricity used in your service apartment unit.

My CyberPower UT800EG 800VA/400W UPS with built-in AVR

It is really value or money to use RM128 to get a branded Uninterrupted Power Supply (UPS) system with capacity of 800VA/400W to provide power protection for my desktop computer and Internet connection devices.

This CyberPower UT800EG UPS has a very compact size, about the same with a typical  2-bay network attached storage (NAS) system.

It is very easy to operate, with only one on/off button. It uses 3 LEDs and a beeping buzzer to show its status and condition.


Selling at this kind of cheap price, it is within my expectation that it only has basic UPS function that generates simulated sine wave (instead of pure sine wave), and basic Single Boost, Single Buck type of Automatic Voltage Regulation (AVR) function. It has electromagnetic interference (EMI) filter and radio frequency interference (RFI) filter.

It uses internal current limiting  and a fuse for overload protection. It has a relatively low surge suppression rating of 125 Joules.

Beside its cheap price and compact size, another thing I like is its 3 universal type power outlets. With this kind of power outlet, I can directly plug in my equipment within the need to use special kind of IEC-320 power cord.


Another thing I like is its patented energy saving feature called GreenPower UPS Bypass Technology, which is claimed to be able to save substantial amount of power consumption.


When use with normal desktop computer and 27 inches LCD monitor, it is able to provide slightly more than 10 minutes of power outage protection.

This UPS comes with 2 years warranty, which registration can be made online.

My HuntKey SZL307 3 gang universal socket power extension with USB power output and surge protection

I just bought this HuntKey SZL307 3 gang power extension for about RM50. It has all the features I wanted, namely:

  • Long and thick power cord (2 meter)
  • Universal power sockets
  • USB fast charging ports
  • Independent on/off switch for each socket
  • Surge protection against overload, voltage fluctuations, surges and spikes
  • SIRIM approved

This HuntKey SZL307 power extension comes with 2 USB charging port with fast charging output of 5V/2.4A, handy for charging mobile devices without the need of their power adapter.

Its surge protected sockets are universal type, can fit in various types of 3-pin plug and also 2-pin plug.


Unlike its competitor Belkin SurgeMaster which only has one on/off switch for all the sockets, this HuntKey SZL307 has individual on/off switch for each of its 3 power sockets, and there is LED indicator light for each of the switches.

It comes with 3 years warranty. Most importantly, it is SIRIM approved with a SIRIM sticker on it.

Using handphone to pay Selangor & KL street parking and parking compound with Smart Selangor Parking mobile app

The traditional ways of paying street parking to municipal council is no doubt inconvenient, be it using the parking meter or parking coupon.

Using parking meter means you need to get ready some shillings, park your car, find and walk to the parking meter, feed the parking meter, print out the receipt, walk back to your car and display the receipt on your car's dashboard.

If you need extra time, you have to wait until the parking period on the receipt is about to expire, then rush to the parking meter, feed it and print out another receipt to be displayed on your car's dashboard.

Using parking coupon means you need to buy the coupon from its sales agent, estimate your parking time, scratch the parking coupon(s) after you parked your car, and display the coupon(s) on your car's dashboard.

If you need extra time, you have to walk back to your car, scratch additional coupon(s) and display them on your car's dashboard.

With the initiative from Smart Selangor Delivery Unit (SSDU), now you can pay for street parking in Selangor state as well as in Kuala Lumpur area by using their Smart Selangor Parking mobile app, available for download in Google Play Store and Apple App Store.

In addition, you can also pay for parking summon compound in Selangor state and Kuala Lumpur area using the same mobile app.


Although the user interface of this Smart Selangor Parking app is quite ugly looking, it is indeed a very handy app for you to pay street parking and parking compound in Selangor and Kuala Lumpur. You can use it to monitor the remaining time before your parking period expire, and use it to extend your parking period with ease too!

This app supports payment to multiple councils in Selangor and Kuala Lumpur, and it is able to detect your location and automatically decide which council you should pay your parking to.

The supported councils are:

  • Majlis Perbandaran Ampang Jaya (MPAJ)
  • Majlis Perbandaran Kajang (MPKJ)
  • Majlis Perbandaran Klang (MPK, newly added recently)
  • Majlis Bandaraya Petaling Jaya (MBPJ)
  • Majlis Daerah Kuala Selangor (MDKS)
  • Majlis Perbandaran Selayang (MPS)
  • Majlis Perbandaran Sepang (MPSepang)
  • Majlis Bandaraya Shah Alam (MBSA)
  • Majlis Perbandaran Subang Jaya (MPSJ)
  • Dewan Bandaraya Kuala Lumpur (DBKL)


Before using the app to make payment, you need to reload it in a similar way you reload other e-wallets in your phone. Note that the money you loaded into the Smart Selangor Parking app cannot be withdrawn at this moment, so it is not recommended to load too much money into it.

Then you need to register your car number plate in the app. You can in fact register up to 10 number plates under one user account in this app, and select which car number plate to pay for the parking when you use it to make parking payment.

Despite there are still many rooms for improvement in this app, I still strongly recommend it to car owners in Klang Valley area, as it is really very convenient to pay for the parking.

Using Boost to make cashless payment at merchants that accept UnionPay QR code

One year ago, Boost, the e-wallet operated by Axiata Digital, has announced its partnership with UnionPay.

Now, the UnionPay services in Boost e-wallet is finally launched! If you activate the UnionPay services in your Boost account before 31 December 2019, you can get RM3 cashback from Boost.


To activate the UnionPay services, tap on the UnionPay New Payment Service under Explore Exciting New Features in Boost's Home screen.


Then, tap on UnionPay Malaysia under Enable other Payment Services, and follow the instruction to enable it.


Don't worry, if you don't like the UnionPay services in Boost, you are given the toggle to disable it.

With the Boost UnionPay services, you can make cashless payment with Boost at all merchants that accept UnionPay QR code. You just need a handphone with active Boost account with enabled UnionPay services, and no need to have any UnionPay card or UnionPay account to make such payment.

Payment using UnionPay in Boost is similar to using Boost QR code payment. Both modes of you scan the merchant's QR code or the marchant scan your payment QR code are available. The payment amount will be deducted from your Boost e-wallet accordingly.

In Malaysia, UnionPay is widely accepted in airports' duty free shops, hotels, Chinese restaurants, e-commerce marketplaces, convenience stores, and other places that display the UnionPay acceptance signboard.

If you are not a Boost user yet, you can download the Boost e-wallet app from Google Play Store or Apple App Store. When you register a new Boost account, remember to use this Invite Code foocnm9 so that you can get RM3 cashback after your first spending of RM10 in a single transaction with Boost.

Note that you can load Boost e-wallet using BigPay prepaid card, which in turn can be loaded using your credit card, debit card or bank online transfer. In this way, you can earn AirAsia BIG Points from loading Boost with BigPay.
