Am I scammed by the electronic ultrasonic insect repeller?

Insect and pest repelling using the electronic way isn't something new and has been around for many years. However, until today, there is still debates and doubts whether it works or not. There are lab tests showing that it totally not working, and other lab tests showing that it does work but not very effective.

In fact, there are 3 common kinds of electronic insect and pest repeller in the market:

  • Electromagnetic - the device changes the wavelengths of the frequency signals that already exist in the wiring of homes, thus claimed to be able to agitate rodents and insects with these signals.
  • Ultrasonic - the device emits high frequency sound above 22 khz which is unheardable by human being (thus called ultrasound) but is detectable by certain insects and rats. The effect is like putting a loud siren beside their ears and chase them away.
  • Ionic - it is said that certain insects and rodents are sensitive to negative ions, so they won't go near an ionizer.
Nowadays they are even 3-in-1 products which combine all the features above, but selling at high price of above RM100.

I have 2 electronic ultrasonic insect repellers in my home, which I bought for about RM20 each in Giant hypermarket. Picture as below.


In fact, you can easily find in the Internet for circuit diagrams about electronic ultrasonic insect repellers, and can DIY make your own with some electronic knowledge and devices. Some are very simple, and here is a more complicated one from Electronic Circuits website.


Beside that, there also exist computer software that make use of the speakers to generate pest repelling ultrasonic waves, such as SEA Anti-Mosquitoes XP, KP-Anti Mosquitoes, Ultrafobos, etc. Similar applications are available for mobile devices including iPhone, Palm, etc. For normal handphones, there are also ultrasonic ringtones that you can find and download from Internet.

Is the small electronic ultrasonic device that I've bought effective to me?

I put one in my kitchen, quite near to the dining table.

Well, before using it, I used to disturbed by one or two mosquitoes at night when I used my laptop on the dining table. After using it, so far no more such mosquito disturbance.

And before using it, sometimes I saw cockroach in the kitchen when I turn on the light there during midnight. Now, so far no such engagement after using it.

It seems like it works fine for me so far, and I don't feel like scammed, although I've found quite a number of reports in the Internet saying electronic insect repellers are useless.

SunCity declared 31 sen interim dividend

Sunway City (SunCity, 双威城, 6289) has just released its 2nd quarter report for FY2010, and has declared an interim dividend of 31 sen per ordinary share of RM1.00 each less 25% income tax for the financial year ending 31 December 2010, which will be paid on a date to be determined. If I'm not mistaken, this will be the highest ever quarter dividend declared by SunCity since its IPO.

In the last quarter, SunCity also declared a dividend of 5% per ordinary share of RM1.00 each less 25% income tax, which has just gone ex yesterday (20 August 2010), which is the same day when the other 31 sen dividend was declared after the market closed. This 5% dividend will be paid on 22 September 2010.

This means that shareholders of SunCity will get dividend of at least 36 sen per share this year (there is still a 3rd quarter report to be released by this year). With the last closing price of RM3.73, the DY within the last 2 quarters is already 9.65%.

As expected by everybody, the financial position of SunCity has largely improved after the listing of Sunway REIT, although the actual IPO price of Sunway REIT (SUNREIT, 5176) on 8 July 2010 at RM0.89 is lower than the anticipated RM0.97. I think the shareholders of SunCity are rewarded with this generous dividend, as a result of this IPO exercise of  Sunway REIT.

The prospect of SunCity remains pretty positive, as written in its quarterly report:

"On 8 July 2010, the Group completed the listing of the Sunway Real Estate Investment Trust ("Sunway REIT") on Bursa Malaysia Securities Berhad ("Listing"). The Group holds 36.6% in the Sunway REIT.

The Listing has reduced the Group's gearing significantly and hence enabled the Group to accelerate it's business expansion plans in the property development segment (local and overseas markets) as well as the property investment segment.

On the back of unbilled sales of RM743 million, the Group expects the property development segment to continue to contribute positively to the Group's results this financial year. While enjoying lower interest expense resulting from the reduced borrowings as mentioned above, the Group also benefits from the share of profits from the Sunway REIT while receiving manager's fees for the management of Sunway REIT.
 
Barring unforeseen circumstances, the Board is of the view that the Group's performance for the financial year ending 31 December 2010 will improve."
 
With this, I feel comfortable and happy to remain as one of the shareholders of SunCity.

Intel to buy over McAfee for $7.68 billion

McAfee, Inc. (NYSE: MFE), headquartered in Santa Clara, California, being famous for its antivirus and security solutions, will be bought over by Intel (NASDAQ: INTC) for $48 per share in cash, which is about 60% more than its listing price before announcement. The deal totalling to $7.68 billion, making it the largest acquisition attempt of Intel.

After the acquisition, McAfee will operate as a wholly-owned subsidiary, reporting into Intel’s Software and Services Group and managed by Renee James, their senior vice president and general manager of the group.

Intel’s president and CEO Paul Otellin called security as the “3rd pillar of what people demand from all computing experiences,” behind energy-efficient performance and connectivity.

This is another acquisition exercise of Intel right after the recently announced buying over of Texas Instruments' cable modem product unit.

Maybank2u access denied

Have you encoutered the "access denied" problem when you try to login to Maybank2u website, even though you are very sure the username and password that you keyed in is absolutely correct?


I just found out that Maybank2u will suspend your online banking account if you didn't login to it for more than 3 months. You will need to call their Customer Care number, verify yourself, then only can reactivate it.

If you didn't login your Maybank2u online banking account for more than 6 months, it will be deactivated. You will need to go to the ATM machine of Maybank to get a new PIN number with your ATM card, and reregister a new online banking account in Maybank2u.

Common types of fire extinguishers

If you were to experience a fire situation, what would your first reaction be? Would you grab the nearest water source and throw water at the flames? Would you throw a blanket over the flames? Would you simply run out of the house?

Fire is not a force people want to experience, especially in their home or office. Fire moves quickly to devour everything in its path, holding no regard for valuables of any sort. But while we hold a certain fear of fire, unfortunately only few people take the necessary steps to add the right kind of fire extinguishers to their homes and offices.

Lets look at some common types of fire extinguishers so that you can decide which is the best type for your location.

Water fire extinguishers can be used in homes and businesses, schools, theatres, warehouses or anywhere with paper, cardboard, curtains, cloth, wood, carpet. Many people like the water extinguisher because this type is easy to refill.

However, water fire extinguishers are not suitable to be used as the only extinguisher in the home or office. Water can fight Class A fires, but NOT fires involving electrical equipment.

Powder extinguishers are also very good to have in the home or office. However, the powder extinguisher is also very good for truck drivers or those who enjoy boating. Powder can leave quite a mess when used, but the mess of powder is far less than the destruction a fire would cause.

It is important to look at the certifications when purchasing a powder extinguisher for your home, business, boat or truck. Powder fire extinguishers also require factory refilling or service-exchange every so often. The maintenance is worth it, though, as this type of fire extinguisher is suitable for virtually all areas, able to fight Class A fires (wood, paper, material, cloth, etc), Class B fires (flammable liquids such as petrol, spirits, and diesel), Class C fires (flammable gas) and electrical equipment fires.

Foam fire extinguishers (a.k.a. AFFF) are quite popular for their advanced capabilities. Aqueous Film Forming Foam or AFFF (pronounced A-triple-F) covers Class A fires (wood, paper, material, cloth, etc) and Class B (flammable liquids such as petrol, spirits, diesel).

While the AFFF foam spray versions are fitted with a special nozzle that reduces the electrical risk (tested to 35,000 volts), it is recommended that this NOT be sprayed directly on live electrical equipment. The foam extinguisher works well in homes and offices; hotels, and places where there is a risk of flammable liquids.

Carbon dioxide fire extinguishers will cover electrical fires as well as Class B fires involving flammable liquids. The Carbon dioxide extinguisher would be one that you reach for if you work on machinery that catches fire.

While this is a reliable and popular fire extinguisher, the Carbon dioxide fire extinguisher doesn’t cover all types of fires. This extinguisher would need to be paired with a Class A extinguisher (AFFF or water type) in order to provide full coverage.

Attended the 6th AGM and 1st Investor Day of ICAP

I attended the 6th Annual General Meeting (AGM) of iCapital.biz Bhd (ICAP, 5108) as well as their 1st Investor Day today 14-8-2010. 14th August in Chinese (一世发) means "A Lifetime of Prosperity".

As usual, this closed-end fund is very considerate to its shareowners to conduct the AGM on Saturday, so that working people don't have to take leave to attend it.

The AGM this year was held in KL Convention Centre. 3 halls were taken, 1 for the AGM, and another 2 for the Investor Day event after the AGM.

Same as previous year, Mr. Tan Teng Boo, the fund manager of ICAP, presented a talk to all the shareowners in the hall right after the AGM. The latest investment portfolio of ICAP was disclosed, each of them were explained why they are chosen by Mr. Tan, and their financial as well as share price performance over the years.


These are the crucial benefits and priviledges of investing in the closed-end fund of ICAP from unit trust funds:
  • There is an AGM every year, and EGM(s) when needed. Investors can interact with the fund manager as well as question him on his investment decision.
  • The fund manager will disclose the latest full portfolio to the investors, rather than just the "largest holding shares as of several months ago" by unit trust fund managers.
  • The fund manager will explain his investment view and strategy to the investors.
  • There is chance when the fund is trading at a discount to its NAV, which is in favour to the investors as they can buy at a cheaper price.

Beside having top management people to give talk and answer questions from the audiences, they also had a booth inside the hall.

Unlike the previous year where ICAP had a bullish view in Malaysia, this year, they are more cautious and have a more pessimistic view. If you have listened to the talk by ICAP, you should have sensed this too.

The overall event last for one whole day. AGM started from 9am until 12pm. We are then given a pre-packed lunch box and a bottle of water. Investor presentations and talks started from 1pm until 6pm. There was even a lucky draw session at ICAP booth by 6pm.

I'm looking forward to attend the next AGM next year.

Top 20 display cards as of end-July 2010

The top 20 high end PCI-E 16X display cards in PassMark Video Card Benchmarks as of today 29 July 2010 is as follow:


I got the estimated price as of today from the HardwareZone Price Guides.

From here, we can see that those top performance display cards are all priced above RM500.

Something very interesting I noticed in Malaysia Dell Online Store is that, there are 4 options of display card available for the Dell Studio XPS 8100 desktop PC: NVIDIA GeForce GT 220 (default), NVIDIA GeForce GTS 240 (add RM205), NVIDIA GeForce GTX 260 (add RM409) and ATI Radeon HD 5770 (add RM34).

This mean that you can actually get the high end ATI Radeon HD 5770 (ranked #20 in the benchmark above) at a minimal upgrade cost.

And here is the estimated reference price for the 4 cards based on the HardwareZone Price Guides:
  • GeForce GT 220: RM280
  • GeForce GTS 240: RM400 (+RM120)

How much computer memory do you need?

Computer memory (RAM) used to be expensive stuff. However, there had been tremendous drop in RAM price around 2008 and bottomed up in mid-2009. Although now the RAM price has risen back about 100% from its historical bottom, it is still consider affortable to buy RAM in Gigabytes (instead of in Megabytes).

However, buying too much RAM is still a kind of wastage, as there might be portion of RAM that will never be used. So, how much computer memory do you actually need?

I have done some study about this in the Internet, including a report in Tom's Hardware which concluded that having more RAM does not always mean getting faster performance, and would like to put down my opinion as follow:

  • If your computer is running on 32-bit operating system, you do not need more than 3GB RAM, as the maximum supported RAM by your operating system is around 3.5GB only. Any amount of RAM more than that will be completely wasted.
  • There is a maximum amount of RAM supported by your computer motherboard. Older model (typically manufactured before 2007) might only support up to 2GB RAM only. Any amount of RAM more than supported will be completely wasted. Check the specification of the motherboard.
  • If you use the computer for 3D games, audio and video encoding, 3GB RAM is sufficient to you.
  • If you use the computer for normal application which is not too memory intensive, 2GB RAM is sufficient to you.
  • If you use the computer for multitasking, always running several applications at the same time, 4GB RAM should be sufficient to you.
  • If you use the computer as database server, or running multiple operating systems with virtualization, then you should go for the maximum affortable RAM amount. Nowadays RAM module of 2GB is still cheap, but more than that would still be expensive. If your computer motherboard has 4 RAM slots, you can go for 4 x 2GB = 8GB of RAM.
  • Unless you are using the computer as multiuser server, normally you don't need more than 8GB RAM.
It is always a good idea to leave some spare RAM slots for future expansion when the RAM price gets even cheaper, and the computer software become more memory hungry then. As such, no need to spend money on more RAM than 8GB unless really needed now.

      Compare LCD screen size of standard and widescreen monitors

      Nowadays there are 2 main flavours of LCD screen monitor, namely:

      • Standard panel with aspect ratio of 4:3, shape similar to the screen of CRT monitors
      • Widescreen panel with aspect ratio of either 16:9 or 16:10, which is the current major trend
      Many might not aware that there are actually 2 types of aspect ratio for the widescreen monitor. The 16:9 aspect ratio is commonly used for television, while the longer shape 16:10 aspect ratio is more common in computer monitors.

      You might have noticed that the widescreen monitor looks smaller than the standard monitor with same dimension measured in inches. The is because the measurement is on its diagonal. Widescreen panel has a longer diagonal, compared with the standard panel of same height. In other words, widescreen panel will have a shorter height than standard panel of same diagonal length.

      Using some basic trigonometry calculations, I have come out with the following table to compare the estimated dimension (height x width) of  the 4:3, 16:9 and 16:10 screens.


      The theory is simple. Given the aspect ratio, we can find out the diagonal angle with their reverse tangent. Once we know the diagonal angle and the diagonal length of a screen, we can calculate for its height and width.

      As we can see from the above table, a 23" 16:9 panel and/or a 21.5" 16:10 panel is having about the same height as a 19" standard panel.

      With a shorter height, while you can enjoy a wider screen view, you probably need to do more scrolling for vertical display, as less line is shown in the widescreen.

      How will be the overall viewing area then? With the above information of their height and width, it is not difficult to calculate and compare their viewing area, as shown below:

      I got this mini portable first aid kit in a white box, as a door gift from the exhibition booth of ECS ICT Bhd in the Investor Expo 2010.


      Seems like it is one of the "Happy Collection" gadgets from HP.

      Opening the white box, is a cute black case.


      And opening up the case, here are the items inside:

      Pretty handy and useful, isn't it?

      I started sponsoring a child in Laos through World Vision

      I have just started sponsoring a child who live in the district of Phonethong (丰桐), at the northern part of Laos (寮国).

      This is done by joining the World Vision Malaysia Child Sponsorship Programme by contributing RM50 per month per child.

      Child sponsorship is about bringing hope and making a world of difference for a struggling child, his/her family and their community.       If you were to pick Windows 7, as a home user, you have a few options. Most PC vendors will let you select between Win 7 Home Premium or Win 7 Professional.


      The question that many buyer will ask: Is Win 7 Home Premium good enough? Do I need to pay extra for the extra features in Professional or even Ultimate edition?

      I found a report by Ed Bott in ZDNet pretty informative.

      After reading the article, I found that most home user should be enough with Home Premium, unless:
      • Your computer has more than 16GB RAM, or plan to upgrade the RAM to that amount in near future.
      • You want easy access to network projectors.
      • You want a one-button way (the Presentation Mode) to disable things like pop-up notifications and screen savers.  
      • You want a built-in Encryption File System (EFS) to encrypt a file or folder inside your Home folder so that it can only be unlocked when you log on with your user credentials. (Note: there are 3rd party alternatives which are equivalent or better than this)
      • You want to have a licensed copy of Windows XP (at no additional cost) to run as virtualized machine within your Windows 7.
      • You want your system image backup files to be stored across the network. (Home Premium will store it locally)
      • You want a built-in folder synchronization feature similar to Windows Live Mesh. (You need to install separately for Home Premium)
      • You want to make full use of Active Directory features. (Do you have many Windows PC at home until you need to use Active Directory?)
      • You want a built-in Remote Desktop server for other to remotely access and control your computer.
      The above are additional features in Win 7 Professional on top of Home Premium. And the below are additional features in Win 7 Ultimate on top of Professional:
      • Boot from virtual hard drive
      • Availability of Multilingual User Interface (MUI) packs. (Language Interface Pack is available for other editions of Win 7)
      • BranchCache and DirectAccess to improve connectivity on networks that use Windows Server 2008 R2

      Mystery code "9ec4c12949a4f31474f299058ce2b22a" in US Cyber Command emblem cracked

      The emblem/logo of newly established United States Cyber Command (USCYBERCOM) has something unique from the emblems of other units in US Department of Defence (DoD).

      If you look carefully, you will notice a ring of mystery code "9ec4c12949a4f31474f299058ce2b22a" along the inner gold ring of the emblem.


      Over the past few days, this code has become the hot discussion in the Internet, and also well reported in the news media. By now, the code has been cracked.

      It is the MD5 (Message-Digest algorithm 5) cryptographics hash of US Cyber Command's mission statement, which is:

      USCYBERCOM plans, coordinates, integrates, synchronizes and conducts activities to: direct the operations and defense of specified Department of Defense information networks and; prepare to, and when directed, conduct full spectrum military cyberspace operations in order to enable actions in all domains, ensure US/Allied freedom of action in cyberspace and deny the same to our adversaries.

      In fact, the message above cannot be "decrypted" from the code itself, as MD5 is a kind of cryptographic hashing method instead of 2-way encryption. However, if you know the original text, you will get back the same code by hashing it with MD5.

      One major use of MD5 is to verify the integrity of files and messages stored in the computer and/or transferred over the network. If the content is not the same from its origin, the MD5 code generated will be different. We call this unique verification code a "checksum".

      Population and Housing Census of Malaysia 2010

      The 5th nationwide population and housing census (banci penduduk dan perumahan) since the formation of Malaysia in 1963 will be held from 6 July until 22 August 2010. This census is carried out at the interval of every 10 years, and the last census was in 2000.

      During the census period, officers appointmented by the Department of Statistics will visit each and every household to collect information of all family member, including the racial origin, language spoken, religion, number of people in each household, their ages, educational qualifications, occupation, type of school attended by children and other information deemed fit. These information are used for national planning.

      POS Malaysia has risen domestic postage rate

      POS Malaysia has, by today 1 July 2010, risen the domestic postage rate.

      The new rate is as below:


      If you want to send anything using the snail mail method by POS Malaysia, you have to be aware of this new tariff and paste your stamp accordingly.

      Hope that this has minimal impact to the e-Commerce market, as I think most parcel in e-Commerce deals are sent using more reliable service providers rather than POS Malaysia.

      Malaysia national debt increased to 50.6% of GDP

      According to the reply from Prime Minister Nazib Razak to Taiping MP Nga Kor Ming (倪可敏) in the parliament, the latest national debt of Malaysia now stood at RM378.3 billion, or 50.6% of the GDP.

      This means that for every citizen in Malaysia, we are bearing a national debt of RM14,000 per person on average.

      The national debt has surged by 19.1 billion during the 1st quarter of 2010! Compared with the national debt at RM230 billion when RMK-9 was just began, it has increased by RM148.3 billion within just 5 year! During 1997, our national debt was just 96 billion.

      If the national debt continues to grow at a CAGR of 12%, by 2019, it will eventually reach RM1 trillion!

      The alarm has already triggered, and the government as well as the citizen must wake up now, if we don't want to repeat the history of what is happening in Greece now!

      Main differences among Intel 64-bit processors: Core 2 Duo, Core 2 Quad, i3, i5, i7, ...

      If you plan to buy a desktop computer with Intel 64-bit processor, you will find there are plenty of Intel processor families available in the market.

      Of course, their obvious differences are on performance and price. Beside that, I have summarized some of their main differences from the technical points of view:

      • Core 2 Duo (E-series) - 2 cores, 2 threads; LGA 775 socket.
      • Core 2 Quad (Q-series) - 4 cores, 4 threads; LGA 775 socket.
      • Core i3 (500 series) - 2 cores, 4 threads; LGA 1156 socket; Integrated GPU; 4M cache.
      • Core i5 (600 series) - 2 cores, 4 threads; LGA 1156 socket; Integrated GPU; 4M cache.
      • Core i5 (700 series) - 4 cores, 4 threads; LGA 1156 socket; Turbo boost technology; 8M cache.
      • Core i7 (800 series) - 4 cores, 8 threads; LGA 1156 socket; Turbo boost technology; 8M cache.
      • Core i7 (900 series) - 4 cores, 8 threads; LGA 1366 socket; Turbo boost technology; 8M cache.

      The current main stream Intel 64-bit processors should be those using LGA 1156 socket. Those in Core i5 (700 series) and Core i7 (800 series) worth consideration.

      Performance wise, you can always refer to the PassMark CPU Benchmarks. It seems that Core i7 860 @ 2.80GHz performs very well, and Core i5 750 @ 2.67Ghz currently has the most attractive price/performance ratio.

      The world is going towards Gigabit broadband, when will we have such speed at such price?

      Japan KDDI is offering the Hikari One Home Gigabit broadband at the price of ¥5460 (RM198) a month using the Fibre-To-The-Home (FTTH) technology.

      In Hong Kong, Hong Kong Broadband Network Limited (HKBN) is offering Gigabit broadband at the price of US$27 per month.

      South Korea is also among the countries with the fastest broadband service, and the Korea Communications Commission (KCC) is currently working on plans to make Gigabit broadband available by the end of 2012 with FTTH.

      Singapore is working on their Next Generation National Broadband Network, and OpenNet is going to offer Gigabit broadband at the price of S$15 per month per residential fibre connection.

      With Gigabit broadband, watching High Definition IPTV is not a big deal, not to mention having very clear IP-phone service or excellent video conferencing quality.

      Meanwhile, in Malaysia, the so-called high speed broadband UniFi offered by TM is only up to 20Mbps (50 times slower than Gigabit network), priced at RM249 per month, and currently only available in very limited areas only.

      I think Gigabit broadband is a crucial infrastructure, and should be led and subsidized by the government instead of leaving it to the commercial company such as TM. Providing Gigabit FTTH at a low cost is a strategic move to boost broadband penetration in the country, which is also an important factor to retain and attract foreign investment to the country. The effect to the national economy is multifold, despite TM might not be willing to implement it because they'll lost money in the short term.

      So, the government has to take the lead, and pump in money to make it happen. Instead of spending money on white elephant projects, why don't spend the money on crucial infrastructure project like Gigabit broadband?

      SunCity looks more attractive than Sunway REIT

      The limelight in this quiet month of June 2010, beside the FIFA World Cup soccer tournament, seems to be the IPO of Sunway REIT, so-called the largest REIT listing in Malaysia.

      For this IPO, Sunway City (SunCity, 双威城, 6289) will inject 8 of its investment properties with total appraised value of RM3.729 billion into Sunway REIT as shown below.


      This injection will be satisfied by RM2.7 billion in cash and 1.025 billion shares in Sunway REIT at RM1.00 par. Upon the completion of the listing of Sunway REIT, SunCity will own about 35% of the issued units subject to the over-allotment option being fully exercised.

      Out of the RM2.7 billion cash received from this exercise, SunCity will receive net cash proceeds of RM1.2 billion, while the other RM1.5 billion will go to the other part owners of the 8 assets (mainly Government of Singapore Investment Corporation - GIC).

      Although the listing of Sunway REIT will reduce SunCity's shares in the 8 properties from 60.3% to 35%, and therefore will lower down its near term earnings due to dilution of its stakes in those prime assets, the net cash proceeds of RM1.2 billion will effectively cover all its existing debts transforming its gearing ratio from current 0.49 to 0. This will save its borrowing interest cost immediately.

      Sunway REIT is estimated to set an IPO price of RM0.97 to retail investors, and RM1.00 to institutional investors. Its NAV stood at RM0.97, which mean retail investors are not going to get any discount to buy its IPO. Its estimated dividend yield is 6.7%, which is comparatively lower than other REITs listed in KLSE.

      As such, I think SunCity would look more attractive than Sunway REIT in this IPO. Beside being able to clear all its debt and turn to net cash position, SunCity currently has an unbilled sales of RM630 million.

      SunCity is also aggressive in new property developments both locally and overseas. Their local projects including:
      • Sunway SPK 3 Harmoni (GDV RM161 million)
      • Sunway Rymba Hills (GDV RM270 million)
      • Sunway Velocity (GDV RM1.5 billion)
      • A’Marine (GDV RM200 million)
      • Converting a car park land beside Sunway Pyramid into a 28-storey commercial building with office and retail elements (proposed)
      • and more...

      And their foreign projects including:
      • China - Sunway Guanghao project in Jiangyin (江阴双威广昊综合发展计划) (GDV RM492 million)
      • China – Sino-Singapore Tianjin Eco-City project (中国-新加坡 天津生态城, GDV RM5 billion)
      • India - Sunway Opus Grand Residency in Ameenpur, Hyderabad (GDV RM1.2 billion)

      Apart from these projects in China and India, the company is on the look-out for suitable land in Ho Chi Minh City (胡志明市). It also plans to undertake a joint-venture with Australand to develop 123 acres of industrial property near Sydney, worth about RM800 million.

      Despite being affected by the implementation of IFRIC 15, SunCity undeniably looks attractive with improved financial position and aggressive development projects. Not to forget, they still strategically own at least 35% stake in Sunway REIT.

        Impact of IFRIC 15 on property stocks

        If you have any property stock in your portfolio, or you plan to buy any property stock, I have a very important message to share with you.

         
        Malaysia will implement a new accounting standard named as IFRIC 15, an interpretation issued by the International Financial Reporting Interpretations Committee (IFRIC) effective 1 July 2010. IFRIC has named this interpretation "Agreements for the Construction of Real Estate", which, what you guess is correct -- it will affect the accounting system of all the property developers.

         
        This radical change was made in response to criticisms from international investors and analysts that the current financial statements were inconsistently presented as well as being overly aggregated.
         
        Currently, it is a normal practice that property developer charge for progressive payments based on percentage of completion of the project, and once the developer received the payment (normally from the bank which the buyer financed for the property, or directly from the buyer if the property is bought in cash without financing), the amount of money will be booked into the accounting system of the developer as revenue received. For public listing property stocks, this revenue will be reported in their Quarterly Report, and is used to calculated their profit & loss.
         
        Under IFRIC 15, there is possibility that the property developer can only recognise this revenue at a lump-sum after the property is 100% completed and handed over to the buyer.

         
        Although IFRIC 15 clarifies that there is possibility for the "percentage of completion method" can be applied, it is unlikely in many jurisdictions that many agrrangements will meet the necessary criteria. Therefore, such arrangements will result in "deferring recognision of revenue until construction is complete", which affect the profit/loss booking in accounting.

         
        The greatest impact to property developers from this deferred recognision of revenue is that, we would see zero revenue generated in a project before its completion, and there are cost - labour, materials, project management, sales & marketing, etc. incurred during construction period. With zero revenue recorded but all the cost recorded, the P&L statement will show a red figure of lost.

        Then, when the property is completed and handed over, there will be a surge in revenue. By that time, the cost is also minimal as the construction has already completed. We will probably see a sudden big gain in the P&L then.

        Although this is a drastic change in accounting, bear in mind that there is nothing change in the fundamental of the business, as well as the cash flow of the company. This might cause confusion to investors if not handled properly.

        We can foresee that in case this happened:
        • Property developers who focus on highrise building (which normally development period is 3 years) are more affected than property developers who focus more on landed property (which normally the development period is 2 years).
        • Property developers who have large landbanks and a lot of development projects concurrently ongoing, are less affected than those with only a few projects running, as they can strategically schedule the development completion time more effectively.
        • Property stocks who also have other type of business (such as property management, plantation, mining, etc.) are less affected than those who only involved in property development.
        It is reported that the Real Estate and Housing Developers' Association (REHDA) of Malaysia has set up a task force to address and minimize issues arising from Malaysia's adoption of this IFRIC 15.

        You can select which space shuttle to fly - Discovery in September 2010 or Endeavor, targeted for November 2010.



        Upon successful registration, you can print and save the confirmation page with your flight information.

        Citibank cash back platinum credit card is a VISA card. Minimum credit limit of this credit card is RM10,000.

        Hush Puppies warehouse sale 2010 @ Puchong

        Just come back from the Hush Puppies warehouse sale at Puchong. As usual to the previous warehouse sale, most of the items are selling for at least 50% discount to market price.

        This warehouse sale is held by Shoe Connection Sdn Bhd in Kinrara Industrial Park, Bandar Kinrara, Puchong. They have this sale event occasionally. This time, it started from 4 June to 13 June 2010, 10am-7pm.

        Items on sale this year are more than last year. As usual, there are apparels for men, women, children and todders, which include Hush Puppies shirts, casualwears, pants, underwears, socks, etc. This year also include shoe items, bed-linens, luggages & bags, soft toys, etc. Beside Hush Puppies brand, there are also some items in other brands as well.

        Alert - Kenmark share price dropped 90% within 1.5 trading day

        You might have noticed that the trading volume of furniture manufacturer Kenmark (7030, Consumer Products) surged during the last trading day (Thursday 27 May 2010) as well as today morning. This has made this lowly traded stock suddenly emerged to be the top traded share this morning.

        This is not a good news though. Its share price dropped tremendously with the sudden volume.

        Kenmark's price used to hoover around 85 sen for a long time. However, by today 10am, its price has tumbled 90% to around 10 sen only, as a result from sudden drop last Thursday and this morning.

        You can obtain information of the cause for this unusual share price movement in Bursa Malaysia's website in a reply filed by Chong Fui Tzy in respond to its unusual market activity (UMA) query.

        It is reported that their Managing Director, James Hwang, is missing in action and uncontactable. Their Deputy General Manager, Goh Kim Chon, together with their Finance & Admin Manager, have both resigned suddenly.


        "The Independent Directors had on 29 May 2010 morning gone to the Company’s premises at Port Klang and noted that the premises have been sealed and a security guard has been placed to secure the premises."

        Their creditor, EON Bank, has sealed their factory and is taking action to take over their asset. Certain suppliers had gone into their premises to recover stock and raw material from them.

        Shortly after the UMA reply announced, Kenmark has been suspended. It will resume trading by tomorrow (1 June 2010).

        This is an alert to all speculators who have bought or intend to buy the shares of Kenmark: make sure you really know what you are doing.

        Fixed Garmin suction cup mount fall off from windscreen problem

        After about 1 year of usage, the suction cup mount of my Garmin GPS often fall off after about 1 hour sticking onto the windscreen. Sometimes, it even fall off at shorter time, especially during rainy day.

        I found an easy solution to fix this problem. Just merse it into hot water (70-80 degree Celcius) for about 1-2 minutes, and the rubber suction cup will restore its suction power!

        About Secure Digital (SD) memory cards

        Secure Digital (SD) cards are small memory card widely used in many portable devices nowadays.

        The devices that use SD memory cards include digital cameras, mobile phones, PDAs, digital camcorders, GPS navigators, netbooks, media players, etc.

        Beside being the data storage medium in those portable devices, SD memory cards is also a handy medium to transfer data from one to another. As such, newer computers, laptops, televisions, etc. also equiped with SD card reader to enable them display graphics and/or videos in the SD card onto their screen. Certain printers (including my Brother DCP-130C) also have SD card slot to print out images in the SD card directly.

        SD memory cards come in 3 different physical sizes:
        • Standard SD - 32 × 24 × 2.1 mm
        • miniSD - 20 x 21.5 x 1.4 mm
        • microSD - 15 x 11 x 1.0 mm
        Adapters are available, and usually sold together with the card, to convert smaller size card into larger one, such as from miniSD to Standard SD.

        In terms of storage capacity, there are also 3 types:
        • Standard SD - up to 4GB
        • High Capacity (SDHC)  - 4GB to 32GB
        • Extended Capacity (SDXC) - 32GB to 2TB
        Certain devices, especially the older one, don't support SDHC nor SDXC. And some even older devices only support standard SD up to 2GB only.

        In terms of writing speed, you might find the SD memory cards labelled as:
        • Class 2: 16 Mbps (2 Megabytes ps)
        • Class 4: 32 Mbps (4 Megabytes ps)
        • Class 6: 48 Mbps (6 Megabytes ps)
        • Class 10: 80 Mbps (10 Megabytes ps)
        The lifespan of SD memory cards, if used properly and handled with care, is normally around 100k write cycle or 10 years. That should be good enough for normal users.
